Landlord and commercial surveys in Wyck

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

About our thermal roof survey in Wyck

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you cannot usually tell from the surface. Moisture readings are then used to check what the camera suggests. Typical surveys look at damp that repairs haven’t cured and wet insulation beneath the membrane, across flat roofs, pitched roof slopes and insulated roof spaces.

Somewhere as small as Wyck, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Tips that help

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Ask us about the forecast if rain is expected
  • Clear a path to the loft hatch before we arrive
  • Clear leaves from outlets and gutters each autumn
  • Check from the ground or a window, never by climbing

Buyers can use the findings when talking to the seller or agent. It’s your decision how to use it, whether that is asking for work or discussing the price.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

What a survey costs

Several things affect the price of a survey:

  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • House, block, shop or office
  • The roof’s overall size

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.

What we need to know

If you can, have these to hand when you get in touch:

  • The type of building and roof, such as pitched or flat
  • Your timetable, such as an exchange date
  • The reason for the survey, like buying, a leak or storm damage
  • How the loft is reached, if there is one

Thermal roof survey starts from £400, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or email us to find out.

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey typically takes about one to two hours on an ordinary house, or half a day or so for a commercial building. Older roofs in small places like Wyck can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • For flats, check roof access has been agreed
  • Have keys ready for side gates, garages or roof access doors
  • Jot down any questions you want answered

Wyck: your questions answered

Is Wyck within the area you cover?

Yes. Wyck is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How do I find out if my home in Wyck is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

Does the weather affect a thermal survey?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What we look for on each type of roof

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences frequently show through. Any patterns are checked with moisture readings.

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

What a thermal roof survey looks like in Wyck

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

Take an older house close to Church of St Mary: thin or patchy insulation under an old roof often shows up clearly on a thermal image. Take a building like Binsted Church of England Primary School: a view from above covers a wide roof far faster than walking it.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s assessment
  • Insulation values or heat loss calculations
  • The condition of timbers we cannot see

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.
