Flat roof survey in Anmore, Hampshire
Get a clear view of the flat roof at a property in Anmore. We visit on weekdays and at weekends.
- Cracked or split membrane
- Signs of deflection in the roof deck
- Outlets that hold water back
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A fixed date for when the roof will need replacing
- Whether the deck or joists are strong enough
- Testing older roof sheets for asbestos
If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and does not.
What this survey covers
- GRP fibreglass
- Felt flat roofs
- Upstands and outlets

Flat roof survey in Anmore: what you get
Ponding is often the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. Common reasons to book are outlets that hold water back and leaks around rooflights, across mastic asphalt, GRP fibreglass and felt flat roofs.
Flat roofs on exposed homes in small places like Anmore take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

What we look for on each type of roof
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.
Why get it checked now?
A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Outbuildings and barns around Anmore are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
What you get with us

Before and after the survey
Most of what helps is simple and safe from the ground. Our suggestions:
- Look for standing water a day after rain
- Never stand on rooflights or fragile sheeting
- Ask contractors to protect the roof if they work on it
- Keep outlets clear of leaves and moss
Once we have been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
Landlord and commercial surveys in Anmore
Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which helps when tenants work during the week.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
What we do, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Anmore needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You let us know about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- You get a written report with photographs and our recommendations.
Getting ready for the survey
- Leave a clear route to the loft
- Gather any invoices or paperwork from past roof work
- Mention any parking restrictions on your street

Anmore: your questions answered
Is my home in Anmore listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Anmore?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
Do you look for flat roof leaks?
We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.
What’s the best way to book?
Just call 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Should I worry about standing water on my flat roof?
Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
Local flat roofs in Anmore
Anmore is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
If you let a flat or house near Bedhampton station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Denmead Infant School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
Anmore is about 1 mile north-west of Waterlooville, in Hampshire. Anmore is one of many places we visit across Hampshire, for houses, flats and commercial buildings. We cover towns and villages across Hampshire. There’s also a page for Portsmouth.
