Badger Farm: your questions answered

How do I find out if my home in Badger Farm is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you look at the flat roof of a hotel or office near Badger Farm?

Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

How much is a survey?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Flat roof survey in Badger Farm: what you get

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are dips that suggest the deck is deflecting and cracked or split membrane, across GRP fibreglass, felt flat roofs and EPDM rubber.

In a smaller place like Badger Farm, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How it works

Once we’ve finished looking, we write up our findings as a written report with photographs, sent to you by email. As for time on site, most surveys take about 1–2 hours for most houses, and longer for a large or complex roof. With a bit of garden around a house, as there frequently is around Badger Farm, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Leave it or get it looked at?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Blocked gutters on homes around Badger Farm overflow and soak walls. It’s easy to sort the cause early and slow to dry a damp wall.

Flat roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Keep clear of rooflights and fragile roof sheets
  • Check that new brackets or units haven’t damaged the covering
  • Have the roof looked at again after a severe storm
  • Watch the ceilings below the flat roof for stains

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.

How we price flat roof surveys

When we price a survey, we consider:

  • Roof area
  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • Commercial roofs and larger buildings

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • The type of building and roof, such as pitched or flat
  • Access details, such as a loft hatch or a shared roof
  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel

We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or drop us an email.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Flat roof surveys in Badger Farm: local notes

Within a mile and a half or so of Badger Farm there are several hotels, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you look after a building like Stanmore Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Winchester station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Hotels and guest houses near Badger Farm can’t easily close rooms for a leak, so it’s worth knowing the roof’s condition.

Different roofs, different checks

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.
