North Gorley Flat Roof Survey
Need a flat roof survey in North Gorley? We can help, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Splits, cracks and crazing
- Edge trims that have lifted or split
- A sagging deck under the covering
How it works
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. The survey typically takes about 1–2 hours for a house, and more on a big or complicated roof. Around North Gorley, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Note where any stains or damp appear
- Let us know about parking near the property
- Jot down any questions you want answered

About our flat roof survey in North Gorley
If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photos of each. That gives you facts to raise with the seller or agent. We’re often asked to look into standing water left after rain and gaps at upstands and abutments, across EPDM rubber, single-ply membranes and mastic asphalt.
Flat roofs on exposed homes in small places like North Gorley take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What you can safely check yourself
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
How the survey changes by roof type
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
Rented homes, blocks and businesses

Flat roof surveys around North Gorley
Historic houses such as Breamore House, about 4.5 miles north, show how far back building in the area around North Gorley goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
Take a building like Hyde Church of England Primary School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Practical tips
Over many surveys, some simple habits stand out:
- Treat rooflights and old sheeting as fragile
- Keep people off the roof unless they need to be there
- Plan a survey before the covering reaches the end of its usual life
- Note any new marks on ceilings beneath the roof
Landlords, owners and managing agents can keep the report as a dated record of the roof. It is useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.
Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
When to book a survey in North Gorley
Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.
Most people get in touch when they’ve noticed one of these:
- Failed seals around rooflight kerbs
- Cracked or split membrane
- Failed upstands where the roof meets a wall
- Damaged trims at the roof edge
If you live in an older home near Church of the Holy Ascension, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Choosing a roof surveyor
- What they won’t be able to tell you
- Is there a chance to talk the report through?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Is VAT included in the price?
Questions from North Gorley
Is North Gorley within the area you cover?
Yes, North Gorley is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in North Gorley?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Tell us about it when you book and we will plan the survey around it.
Will you walk on the flat roof?
Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We do not walk on fragile rooflights or sheeting.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
How do I arrange a flat roof survey in North Gorley?
Just ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so ring 07833 053749 or send us an email with the address.
