Flat roof surveys for homes and businesses in Empshott
Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you’ve noticed ponding water that doesn’t drain away and water getting in at rooflights, a survey will tell you what’s going on.
In a village or hamlet like Empshott, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
What you get is a clear record of the flat roof on the day we saw it. It is useful right away, and a good reference for later.

What we’re asked to look at in Empshott
People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
These are some of the problems a survey can pick up:
- Standing water left after rain
- Gaps at upstands and abutments
- Outlets that hold water back
- Dips that suggest the deck is deflecting
If you let a flat or house near Liss station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Before booking any roof surveyor
- Are they insured for the work?
- Will the report include photos?
- How they plan to inspect the roof safely
- What’s outside the scope of the survey
What a flat roof survey looks like in Empshott
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
For an older house near a landmark such as Church of the Holy Rood, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Questions from Empshott
Is Empshott in the area you cover?
Yes. Our area covers London and South East England, and Empshott is part of that. Just phone 07833 053749 or use the contact form and let us know about the property.
How do I find out if my home in Empshott is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
How much is a survey?
Flat roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Should I worry about standing water on my flat roof?
Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- Asbestos testing, which needs a specialist asbestos surveyor
- The condition of the deck or insulation hidden under the covering
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What our survey covers.
What we check
- GRP fibreglass
- EPDM rubber
- Mastic asphalt
- Felt flat roofs
- Upstands and outlets
- Single-ply membranes
How the survey changes by roof type
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.
Rooflights and upstands
Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.
Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. In a small place like Empshott, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from ground level, from windows and from the roof where it is safe to do so.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- The findings are written up with photographs and recommendations and emailed to you.
Before the survey
- Make sure we can get to the back of the property
- If you’re buying, let the agent know when we are coming
- Agree roof access with the managing agent if it is shared
