Mullenspond Flat Roof Survey
Surveys of flat roofs on homes, extensions and commercial buildings for Mullenspond, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Standing water left after rain
- Splits and cracks in the covering
- Outlets choked with leaves and silt
What happens if roof problems are left?
Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Outbuildings and barns around Mullenspond are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Flat roof surveys for homes and businesses in Mullenspond
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. Typical surveys look at outlets choked with leaves and silt and splits, cracks and crazing, across GRP fibreglass, EPDM rubber and mastic asphalt.
In a village or hamlet like Mullenspond, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included as you book.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What this survey can’t tell you
A survey is a proper look at the flat roof, but it can’t do everything. Its limits include:
- Fragile surfaces, which we don’t walk on
- Asbestos testing, which needs a specialist asbestos surveyor
- What’s under the membrane without opening it up
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.
Roof types and parts we check
- Upstands and outlets
- GRP fibreglass
- Felt flat roofs
- Mastic asphalt
- Single-ply membranes
- EPDM rubber
Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Mullenspond: your questions answered
Will you come out to Mullenspond?
Yes, Mullenspond is on our map. A small place gets exactly the same survey as a big one.
Do you carry out roof surveys in Mullenspond?
Yes, Mullenspond is one of the places we work. The survey and report are the same in Mullenspond as anywhere else, and visits run on weekdays and weekends.
What happens next?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Is ponding on a flat roof a problem?
Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Let us know about it when you book and we’ll plan the survey around it.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. The written report follows by email.
How the survey works
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes about one to two hours for a house, and about three to four hours for a commercial roof. Somewhere as small as Mullenspond, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.
Getting ready for the survey
- Agree roof access with the managing agent if it is shared
- If you are buying, check with the agent that we can get in
- Leave a clear route to the loft

Flat and commercial roofs around Mullenspond
Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
For landlords with property near Grateley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to Church of St Nicholas: the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as Amport Church of England Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- How complicated the roof is, with its valleys, chimneys and parapets
- Basic, Standard or Premium
- The number of roofs, including extensions and garages
- The type of building, from a house to a block or an office
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
What to let us know when you get in touch
When you call or email, these details help:
- Any photos you have, taken from the ground or a window
- The address and postcode of the property
- The reason for the survey, such as buying, a leak or storm damage
- Dates you’re working to, such as exchange
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.
