Flat roof survey in Ramsdean: what you get

We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. If you’re worried about blisters and bubbles in the covering and cracked or split membrane, we can find out what’s behind it, on upstands and outlets, mastic asphalt and felt flat roofs alike.

In a small place like Ramsdean, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

How we price flat roof surveys

To price your survey, we check:

  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • Roof area

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What to let us know when you contact us

A little information up front helps. It helps to include:

  • Pictures from the garden or a window, if you have them
  • Dates you are working to, like exchange
  • The reason for the survey, such as buying, a leak or storm damage
  • How the loft is reached, if there is one

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or use the contact form.

Different roofs, different checks

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Landlords, agents and block managers in Ramsdean

We survey roofs for letting agents and landlords as well as householders. A report with photographs gives you a clear record of the flat roof, useful for planning maintenance.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Parts of the roof that are not safe to walk on or view
  • Hidden layers beneath the covering
  • Whether old sheeting or boards contain asbestos

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. What a survey covers and does not.

What we look at

  • Felt flat roofs
  • Single-ply membranes
  • EPDM rubber
  • GRP fibreglass
  • Mastic asphalt
  • Upstands and outlets

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes between one and two hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Ramsdean, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Show us where any leaks or stains appear
  • Leave side gates unlocked

Ramsdean questions

How do I find out if my home in Ramsdean is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Ramsdean in the area you cover?

Yes, Ramsdean is one of the places we work. Every survey there gets the same written report with photographs.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How long is the visit?

It typically takes about 1–2 hours for a house, and about three to four hours for a commercial roof. The written report follows by email, on the timescale of your package.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Flat and commercial roofs around Ramsdean

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you own a rental within reach of Petersfield station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. The streets around a church such as Church of St John the Evangelist are frequently among the oldest in a place, and if your house is among the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like Langrish Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
