Flat Roof Survey in St Ives
Get a clear view of the flat roof at a property in St Ives. Visits run on weekdays and weekends, in the daytime.
- Splits and cracks in the covering
- Edge trims that have lifted or split
- Leaks around rooflights
What happens on the day
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere like St Ives needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Preparing for the visit

Flat roof survey in St Ives: what you get
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’re worried about ponding water that doesn’t drain away and splits, cracks and crazing, a survey will tell you what’s going on, on felt flat roofs, upstands and outlets and mastic asphalt alike.
Somewhere as small as St Ives, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Checking the roof from the ground
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
How long will you be at the property?
That depends on the size and shape of the roof, but most surveys take between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. The report is sent afterwards by email.
What does a roof survey cost?
Prices start from £150, including VAT. We confirm the price for your roof before you book, based on the roof’s size, access and package. For a price, phone 07833 053749 or drop us an email.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Which days do you carry out surveys?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.
What if it rains on the day?
It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
Flat roofs in St Ives
About 4.5 miles south-east lies Avon Tyrrell House, a reminder of how long the area around St Ives has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
Take a building like St Ives Primary & Nursery School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

If you’re buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Where a roof is exposed, as many are in small places like St Ives, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

What we are asked to look at in St Ives
Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.
Common reasons to book include:
- Edge trims that have lifted or split
- Signs of deflection in the roof deck
- Upstands pulling away from walls
- Outlets that hold water back
Take an older house close to All Saints: the flat roofs on later extensions tend to wear out long before the main roof.
Questions to ask before you book
- How soon the report will arrive
- Which limits apply to the survey
- How long they’ve been surveying roofs
- What insurance they carry
What we cannot see
Without opening up the roof, some things stay hidden, so a survey has limits:
- The condition of the deck or insulation hidden under the covering
- Structural calculations, which need a structural engineer
- Parts of the roof that are not safe to walk on or view
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.
Roof types and parts we check

- GRP fibreglass
- Single-ply membranes

Surveys for landlords and agents in St Ives
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
