Checking the roof from the ground

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

How a thermal roof survey works in St Ives

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. That is why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they don’t. If a finding can’t be confirmed, the report suggests a next step. If you’re worried about damp where roofs meet walls and chimneys and cold spots on ceilings under the roof, we can find out what’s behind it.

Somewhere as small as St Ives, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are checked ahead of the visit, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later.

Landlords, agents and block managers in St Ives

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the visit with that in mind.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Clear a path to the loft hatch before we arrive
  • Check from the ground or a window, never by climbing
  • Photograph damp patches with the date
  • Heat the home normally on the days before

Once we’ve been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. With a Premium Survey, you get the report the same day.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • An energy rating for the building
  • Reliable images in rain, strong wind or on a wet roof surface
  • Whether the deck or roof structure is strong enough

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • Loft conversions
  • Insulated roof spaces
  • Ceilings below the roof
  • Commercial roofs
  • Flat roofs
  • Pitched roof slopes

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for most houses, and longer for a large or complex roof. In a small place like St Ives, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

How to prepare

  • For a flat or shared roof, check access with the building owner or managing agent
  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch

Advice

How we price thermal roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Booking your survey

Getting the details right at the start saves time. Please include:

  • The type of building and roof, such as pitched or flat
  • Anything about access we should know
  • Any photos you have, taken from ground level or a window
  • Dates you’re working to, like exchange

When you are ready to go ahead, call 07833 053749 or email us. We will suggest a package, agree the price and find a date.

St Ives questions

Will you come out to St Ives?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in St Ives?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

Is thermal imaging good for finding leaks?

It is a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. If the source cannot be confirmed, we’ll say what could help next, such as electronic leak detection.

Does the weather affect a thermal survey?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Will you go up on the roof?

Only where it is safe to do so. We check everything that can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.

Drones, thermal imaging and St Ives roofs

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark such as All Saints, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Avon Tyrrell House lies about 4.5 miles south-east, so building around St Ives goes back a long way. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. For site and facilities teams at buildings such as St Ives Primary & Nursery School, a view from above covers a wide roof far faster than walking it.
