Gutter surveys for homes and businesses in St Ives
Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from the ground, from windows, from the loft space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. If you’ve noticed gutters overflowing in heavy rain and sagging gutters and loose brackets, a survey will tell you what’s going on, on downpipes, outlets and hoppers and valley gutters alike.
Some older homes in villages like St Ives are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Where we cannot see part of the gutter, the report says so. That way, it is clear what was covered and what wasn’t.

What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What happens on the day
Once we have finished looking, we write up our findings as a written report with photographs. On timing, it typically takes about one to two hours at most homes, though large, tall or awkward roofs take more time. For a village or hamlet like St Ives, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit

- If you are buying, let the agent know when we are coming

Advice
St Ives questions
Is my home in St Ives listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is St Ives in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
How much is a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just call 07833 053749 or drop us an email for a price.
What happens after the survey?
You will get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Will you walk on the roof?
Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
Can you give me structural calculations?
No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.
Roofs, chimneys and gutters in St Ives
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses like Avon Tyrrell House, about 4.5 miles south-east, show how far back building in the area around St Ives goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Take a building like St Ives Primary & Nursery School: a written record of a large roof helps plan work for the holidays rather than in term time. Homes near green spaces such as Avon Heath Country Park can get more leaves in their gutters in autumn.

What affects the price in St Ives
Prices vary from roof to roof, and it comes down to:
- Any need for thermal images or a drone flight
- The roof’s overall size
- The shape of the roof and its details
- Which survey package you book
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
Getting in touch
A little information up front helps. It helps to include:
- Any stains, drips or damp patches you’ve seen indoors
- Access details, such as a loft hatch or a shared roof
- Photos of the roof, taken safely from the ground or a window
- The reason for the survey, such as buying, a leak or storm damage
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.
Signs you need a gutter survey in St Ives
Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.
Signs worth acting on include:
- Leaks at the gutter joints
- Gutters full of debris and silt
- Gutters that have fallen out of line
- Choked outlets or hopper heads
The streets around a church such as All Saints are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
Questions to ask before you book
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Which limits apply to the survey
- Will they check the loft as well as the outside?
- How much experience they have with roofs like yours
Why it’s worth a survey now in St Ives
Clearing gutters removes the debris but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Outbuildings and barns around St Ives are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.
