Roof leak investigation in St Ives: what you get

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source in heavy rain. We check parapets, valleys and flashings from every safe viewpoint. Our report shows what we found, with photos. Common reasons to book are water coming in around a roof light or dormer and water that shows only in certain storms, across lead flashings, valleys and parapet gutters and the roof space.

Somewhere as small as St Ives, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We check everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us.

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Somewhere as small as St Ives, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Tips that help

Over many surveys, some simple habits stand out:

  • Clear the loft hatch so we can get in
  • Put a bucket under the drip and move valuables
  • Photograph the stain each time it appears
  • Leave roof access to professionals

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

Leave it or get it looked at?

Patching the spot above the stain often does not work. The real way in may be a metre or more away. An investigation finds the likely cause first. Older cottages and farmhouses around St Ives can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

What a roof leak investigation does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Leaks that only appear in weather we can’t recreate
  • Water from pipes, tanks or heating systems
  • Whether rotten timbers meet design loads

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.

Roof leak investigations around St Ives

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Historic houses such as Avon Tyrrell House, about 4.5 miles south-east, show how far back building in the area around St Ives goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you look after a building like St Ives Primary & Nursery School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Homes near green spaces such as Avon Heath Country Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Take an older house close to All Saints: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

St Ives: your questions answered

Is St Ives within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in St Ives?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Do you take photos of the roof?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

What a survey costs

Prices always include VAT. The things that change the price are:

  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen
  • Features like valleys, chimneys, dormers and parapets

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What we need to know

The more you let us know, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • How the loft is reached, if there is one
  • Any marks or damp showing indoors
  • Pictures from the garden or a window, if you have them
  • When you need the report by

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or use the contact form.
