Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Roof surveys for homes and businesses in Chute Forest

Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. If you’re worried about gaps in the roof where coverings have gone and loose chimney pots, a survey will tell you what’s going on.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What a roof survey looks like in Chute Forest

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you own one of the older houses in the streets near St Mary's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Useful tips for Chute Forest property owners

From years of surveys, a few habits stand out:

  • Have details of recent roof work to hand
  • Check the roof from the ground after storms
  • Take photos of any leaks as they happen
  • Let us know about past leaks

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

What affects the cost of roof surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Which survey package you book
  • House, block, shop or office
  • How many separate roofs there are, like extensions, dormers and garages
  • The size of the roof

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

What to let us know when you contact us

These details help when you get in touch:

  • What’s prompted the survey
  • When you need the report by
  • Any photos you have, taken from the ground or a window
  • The type of building and roof, such as pitched or flat

Not sure which survey you need? It’s easiest to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise that the roof won’t leak in future
  • Walls, floors and services below the roof
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before booking. The full list of what we check.

What we look at

  • The roof space
  • Clay and concrete tiles
  • Flat roofs
  • Chimney stacks
  • Ridges, hips and valleys
  • Natural slate
  • Lead flashings

Chute Forest questions

Is my home in Chute Forest listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Chute Forest?

Yes, Chute Forest is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How long does a roof survey take?

On site, it typically takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Report times depend on the package.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or use the contact form.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

What happens on the day

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes about one to two hours at most homes, and about three to four hours for a commercial roof. Around Chute Forest, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a photo-illustrated written report and recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Tell us about parking before the day
  • For a flat or shared roof, check access with the building owner or managing agent

Arrange a survey

Advice

When to book a survey in Chute Forest

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.

Things that often lead to a survey include:

  • Cracked or blistered flat roof coverings
  • Ridge tiles that have lifted or moved
  • Slates or tiles that have slipped or broken
  • Leaking gutter joints and downpipes

Landlords with a home close to Andover station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before you book anyone

  • Their insurance cover
  • Whether the loft space is looked at, where there is one
  • Whether you can ask questions once you have the report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
