Roof surveys for homes and businesses in Clanville

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. You get a written report with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. If you’ve noticed worn or blocked valleys and leaning or weathered chimney stacks, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Clanville, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What happens if roof problems are left?

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry. Where a roof is exposed, as many are in small places like Clanville, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • A promise that the roof won’t leak in future
  • What’s under the slates, tiles or felt
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.

Common roof problems in Clanville

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.

We’re often asked to look at:

  • Leaking gutter joints and downpipes
  • Torn or sagging underlay
  • Worn lead at chimneys and abutments
  • Leaning or weathered chimney stacks

For landlords with property near Andover station, the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • How long they’ve been surveying roofs
  • Whether the loft is part of the inspection
  • Is there a chance to talk the report through?
  • Are they insured for the work?

What a good roof survey covers

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Find records of any re-roofing or repairs
  • Make sure we can open the loft hatch
  • Do not climb onto the roof yourself
  • Keep a record of damp patches and dates

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.

Keep the loft space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Take a building like Appleshaw St Peter's CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church like St Margaret's Chapel are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Your questions about roof surveys in Clanville

Can a landlord with a rental near Andover station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or email us and let us know about the building, including who will give access on the day.

Will you come out to Clanville?

Yes, Clanville is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you climb onto the roof?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. You get a report with photos and recommendations.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It normally takes about one to two hours for a house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Clanville often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Preparing for the visit

  • Clear the way to the loft hatch
  • Gather any invoices or paperwork from past roof work
  • If it isn’t your property yet, arrange access through the agent
