Hatherden Roof Survey
Roof surveys for homes and businesses in Hatherden. More than 5,000 surveys completed across London and South East England.
- Gutters that overflow in heavy rain
- Standing water on a flat roof
- Torn or sagging underlay
Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Stay off ladders and the roof
- Ask about a flat roof on an extension or garage too
- Keep a record of damp patches and dates
- Have details of recent roof work to hand
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.
Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
Roof surveys for homes and businesses in Hatherden
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are leaking gutter joints and downpipes and valley linings that have cracked or split, across natural slate, chimney stacks and clay and concrete tiles.
Older buildings in small places like Hatherden may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What we cannot see
Before you book, it is worth knowing what a survey will not do:
- A promise that the roof will not leak in future
- Asbestos testing of any kind
- A structural engineer’s report
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.
What we check
- Chimney stacks
- Ridges, hips and valleys
- The roof space
- Flat roofs
- Lead flashings
- Clay and concrete tiles
- Natural slate
What we look for on each type of roof
Natural slate
Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Flat roof coverings
A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.
Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How it works
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Hatherden can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Before we arrive
- If you’re buying, let the agent know when we’re coming
- Find any records of previous roof work
- Note where any stains or damp appear

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.
Questions from Hatherden
Does a conservation area affect roof work in Hatherden?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is Hatherden within the area you cover?
Yes, Hatherden is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Does the weather affect the survey?
It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.
What does a roof survey cost?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we will say so. We do not provide structural calculations.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
Can you tell me how long my roof will last?
Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.
Roof surveys in Hatherden: local notes
If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take an older house close to Christchurch: old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Andover station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Hatherden Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
