Independent roof surveys in Andover Down

How a roof survey works in Andover Down

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey chimney stacks, natural slate and clay and concrete tiles, and people most often book us about ponding, splits or blisters on flat roofs and loose ridge or hip tiles.

Some older homes in villages like Andover Down are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes an hour or two at most homes, and about three to four hours for a commercial roof. Older rural homes like those around Andover Down can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Keep pets in another room
  • Move anything stored under the loft hatch

Arrange a survey

Most bookings start with a short call: phone 07833 053749 or drop us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Check the roof from ground level after storms
  • Move stored items away from the loft hatch
  • File the report with your home documents
  • Gather any paperwork for past roof work

Keep the report with your property records. It’s a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Keep the loft space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Andover Down homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

Anyone responsible for a site like Pilgrims' Cross CofE Aided Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Common roof problems in Andover Down

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.

These are some of the problems a survey can pick up:

  • Gutters that overflow in heavy rain
  • Ridge tiles that have lifted or moved
  • Valley linings that have cracked or split
  • Worn lead at chimneys and abutments

If you let a flat or house near Andover station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions to ask before you book

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether they hold professional indemnity and public liability insurance
  • Whether you can ask questions once you have the report
  • Which limits apply to the survey

What a good roof survey covers

When you need someone else

It helps to know what a survey won’t do before you book:

  • A full building survey of the property
  • Asbestos testing of any kind
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.

Roof types and parts we check

  • Flat roofs
  • The roof space
  • Lead flashings
  • Natural slate
  • Chimney stacks
  • Ridges, hips and valleys
  • Clay and concrete tiles

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Common questions in Andover Down

Will you come out to Andover Down?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Andover Down listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

How much is a survey?

Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

How quickly will I get the report?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.
