What a roof leak investigation looks like in Knapp
A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Landlords with a home close to Chandlers Ford station may find that a tenant living with a leak needs the cause found, not just the stain painted over. For an older house near a landmark such as Church of St Mark, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Anyone responsible for a site like Ampfield Church of England Primary School will know that tracing a leak on a big roof starts with where the water appears and works back.

Roof leak investigation in Knapp: what you get
Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you’re worried about water coming in around a roof light or dormer and water marks that spread in wet weather, a survey will tell you what’s going on.
Somewhere as small as Knapp, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. We look at what can safely be seen and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.
The report records the leaking roof as we found it on the day. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

Questions from Knapp
Is Knapp within the area you cover?
Yes, Knapp is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Knapp in the area you cover?
Yes. We cover the whole of London and South East England, and Knapp is part of that. Just phone 07833 053749 or email us and let us know about the property.
How much is a survey?
Prices start from £150, including VAT. We confirm the price for the job before you book, based on the roof’s size, access and package. To get a price, phone 07833 053749 or drop us an email.
Will you definitely find the leak?
Not every leak can be pinned down in a single visit. Many leave clear signs, but some only appear in certain weather. We report what we found and the likeliest sources.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.
What happens after the survey?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

- Building height and the viewpoints available
- Whether thermal imaging or a drone is needed
- Roof area
- How complicated the roof is, with its valleys, chimneys and parapets
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
Helping us price your survey
To price your survey accurately, we will ask about:
- Photos of the roof, taken safely from the ground or a window
- Where the property is, with the postcode
- The kind of building and roof involved
- Anything about access we should know
Most bookings start with a short call: ring 07833 053749 or send us an email and we will ask a few questions about the roof. You will have a price before anything is arranged.
Honest limits
It helps to know what a survey will not do before you book:
- Putting the leak right
- An intermittent leak that shows no trace on the day
- Leaks from plumbing, tanks or pipework rather than the roof
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.
Roof types and parts we check

How the survey changes by roof type
Parapet and box gutters
Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.
Flat roof upstands and outlets
Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are checked.
How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours at most homes, though large, tall or awkward roofs take more time. Somewhere as small as Knapp, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We help you choose the package that suits the leak.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
How to prepare
- Jot down any questions you want answered
- Check pets are kept safely away
- Tell us where we can park nearby

What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
