About our roof leak investigation in Chawton

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it is safe to see it. We are often asked to look into water that shows only in certain storms and water coming in around a roof light or dormer, on lead flashings, flat roof details and rooflights and dormers.

Roofs in small places like Chawton frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Prices for roof leak investigations in Chawton

Prices always include VAT. What changes the price is:

  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings
  • Roof area
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Helping us price your survey

A little information up front helps. It helps to include:

  • Photos of the roof, taken safely from ground level or a window
  • Anything about access we should know
  • The kind of building and roof involved
  • Your postcode, so we can check access and travel

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or drop us an email to find out.

How it works

Every roof is different, but as a rough guide the survey takes about 1–2 hours, more where the leak is intermittent or the roof is large. You are welcome to ask questions while we are there. In a small place like Chawton, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. We email a report with photos, the likely entry point and recommendations.

Getting ready for the survey

  • Make sure we can get to the back of the property
  • Let us know about any leaks, stains or damp patches you know of
  • For flats, make sure roof access has been agreed

How to book

We confirm the price for your roof before you book, so you know the cost up front. Prices start from £150, including VAT. To book, ring 07833 053749 or email us.

Roof leak investigations in Chawton: local notes

The wider area around Chawton has a long history of building, with Bentworth Hall about 2.8 miles west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

If you run a hotel or guest house in or near Chawton, a roof problem can mean rooms out of use, so it pays to find faults before guests do. Take an older house close to Church of St Nicholas: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Chawton is about 1 mile south-west of Alton, in Hampshire. Surveys in Chawton work the same way as everywhere we cover: a proper look at whatever is safely visible, photos and a clear written report. Chawton is one of the towns and villages in Hampshire where we work for roof leak investigations. For surveys nearby, see our Guildford page.

Surveys in GU34 are booked the same way as anywhere else. We cover properties on Winchester Road and Wolf's Lane. Nearby, we also carry out roof leak investigations in Alton (1 mile north-east), Upper Farringdon (2 miles south), Lower Farringdon (2 miles south), Farringdon (2 miles south) and Hartley Mauditt (2 miles south-east). Larger places within reach include Basingstoke (10 miles north-west), Winchester (15 miles west), Farnborough (15 miles north-east), Fleet (12 miles north-east), Aldershot (13 miles north-east) and Petersfield (9 miles south).

What we look for on each type of roof

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Landlord and commercial surveys in Chawton

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which can make access easier.

When to book a survey in Chawton

When a slate slips or a tile cracks, the underlay takes the water. Ageing felt underlay eventually tears and lets water through, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Things that frequently lead to a survey include:

  • Damp walls below an overflowing gutter
  • Damp patches next to the stack
  • Damp underlay across a wide area
  • Leaks below a flat extension roof

For landlords with property near Alton station, a clear finding on where water gets in helps you brief a roofer straight away.

Questions from Chawton

Is Chawton in the area you cover?

Yes, Chawton is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How do I find out if my home in Chawton is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

How experienced are you?

More than 5,000 surveys over 20+ years.

Does the report include photographs?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Can every leak be traced?

Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. If we cannot be sure, the report ranks the possible sources.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

What a roof leak investigation doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • What’s under the covering or behind the plaster
  • A promise to find every leak on a single visit

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.
