Landlord roof surveys near Chawton

Tips from our surveys

These tips come from what we see on roofs every week:

  • Put urgent roof work at the top of the list
  • Arrange flat access beforehand
  • Check your lease or ask a solicitor about who pays
  • Keep roof outlets and gutters clear

Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition to help those discussions.

Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

Landlord roof survey in Chawton: what you get

We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it is safe to see them and the loft where access is safe. Common reasons to book are slipped or missing slates and tiles and choked outlets and gutters, across blocks of flats, converted houses and gutters and downpipes.

Somewhere as small as Chawton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we cannot see

A survey is a close look at the let or shared roof, but it can’t do everything. The main limits are:

  • Responsibility under a lease
  • Roof areas we weren’t given access to
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. What our survey covers.

What this survey covers

  • Rented houses
  • Converted houses
  • Blocks of flats
  • Flat roofs on blocks
  • Gutters and downpipes
  • Shared roofs

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for a single let house, with blocks of flats taking longer. Rural addresses near Chawton can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Before the survey

How to book

A quick phone call is normally the easiest start: call 07833 053749 or email us, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Advice

Roofs, chimneys and gutters in Chawton

With Bentworth Hall about 2.8 miles west, Chawton sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to Alton station may find that the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Chawton Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Common roof problems in Chawton

A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates and the smaller roofs are easy to forget.

A survey makes sense if you’ve noticed:

  • Chimney stacks in poor repair
  • Failed flashings at walls and chimneys
  • Blocked gutters over flats
  • Standing water on a flat roof

The streets around a church such as Church of St Nicholas are frequently among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before booking any roof surveyor

  • Whether you can ask questions once you have the report
  • Are they insured for the work?
  • What’s outside the scope of the survey
  • Whether the roof space is looked at, where there is one

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. The report records the underlay where it is visible.

Shared chimney stacks

Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

FAQs for Chawton

Will you come out to Chawton?

Yes. Chawton is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can a landlord with a rental near Alton station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How long does the survey take?

That depends on the size and shape of the roof; most visits take roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. The written report follows by email.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
