How a gutter survey works in Chawton
We survey gutters and rainwater systems in Chawton and right across London and the South East. We inspect everything we can see safely, from ground level, from windows and from the roof space. A visit typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. If you’re worried about gutters packed with leaves or moss and fascia boards damaged by overflowing water, a survey will tell you what’s going on.
Somewhere as small as Chawton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Look out for overflows when it pours
- Do not leave hidden gutters out of a clear-out
- Check that downpipes are firmly fixed to the wall
- Get the gutters cleaned out every year
You receive a written report with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.
Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

What affects the cost of gutter surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- Extensions, dormers and garages with roofs of their own
- The roof’s overall size
- Whether thermal imaging or a drone is needed
- Whether you choose the Basic, Standard or Premium Survey
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We will tell you which package suits the questions you have.
What we need to know
Here’s what helps us most when you get in touch:
- How the loft is reached, if there is one
- Any marks or damp showing indoors
- Pictures from the garden or a window, if you have them
- The style of property, from a terrace to a block

What a gutter survey looks like in Chawton
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.8 miles west lies Bentworth Hall, a reminder of how long the area around Chawton has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Take a building like Chawton Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Church of St Nicholas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Alton station, the gap between tenancies is a good time to have the roof looked at.
Chawton is about 1 mile south-west of Alton, in Hampshire. From houses to flats and shops in Chawton, the roof can be surveyed. Chawton is one of the places in Hampshire we cover. Our Guildford page covers surveys nearby.

Common questions in Chawton
Do you cover smaller places like Chawton?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I find out if my home in Chawton is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What’s the price of a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your building, call 07833 053749 or use the contact form.
Does the season matter for a gutter survey?
There is no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do you test soffits or gutters for asbestos?
No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Chawton, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- Keep pets inside or away from the areas we’re looking at

What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Hidden sections we cannot view safely
- What’s behind fascias and inside walls
- Asbestos testing of old gutters, downpipes or soffits
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and does not.
What we look at
- Parapet and box gutters
- Eaves gutters
- Downpipes
- Outlets and hoppers
- Valley gutters
- Fascias and soffits
Why get it checked now?
Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. In a small place like Chawton, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Can I check my roof myself?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
