What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Structural calculations (that is a structural engineer’s job)
  • Roofs and gardens beyond the one we are surveying
  • Flights in strong wind or a downpour

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

What this survey covers

Drone roof survey in Chawton: what you get

Every flight starts with an airspace check. Flight restriction zones around airports like Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we cannot fly, we use other safe vantage points instead and tell you. Prison sites also have drone restriction zones. We survey fragile roofs, flat roofs on upper floors and large and complex roofs, and common reasons people get in touch are blistered or cracked flat roof coverings and debris building up in hidden gutters.

In a small place like Chawton, open ground can mean strong wind. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What a drone roof survey looks like in Chawton

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help.

If yours is one of the older homes in the streets near Church of St Nicholas, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. With Bentworth Hall about 2.8 miles west, the area around Chawton has a long history. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera doesn’t touch the roof itself. A roof leak in a hotel or guest house around Chawton means lost rooms as well as repairs, so it pays to find faults before guests do.

Chawton is about 1 mile south-west of Alton, in Hampshire. In Chawton, as across Hampshire, every roof gets the same careful survey. We cover towns and villages across Hampshire, large and small. You can also see our page for Guildford.

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Chawton can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. We email the report with close-up photos and recommendations.

FAQs for Chawton

Is Chawton within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How do I find out if my home in Chawton is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are you registered with the CAA?

Yes. We hold a CAA Flyer ID and Operator ID. Our drone weighs under 250g and keep it in sight at all times.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details as you book.

What does a roof survey cost?

Our price is from £400, including VAT. You’ll know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or use the contact form.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Allow for a change of day in poor weather
  • Tell next door if the drone will be near their property
  • Clear a spot on the drive or lawn
  • Let us know what you want to see

The Premium Survey includes an in-person consultation to go through what the drone showed. It is a chance to ask about anything in the report.

Look at the roof from the ground after strong winds. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What affects the price in Chawton

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Whether it’s a home or a commercial building
  • The height of the building and how the roof can safely be seen
  • The shape of the roof and its details
  • The number of roofs, including extensions and garages

Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

What to tell us when you get in touch

You do not need to know any roofing terms. Just let us know:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • What kind of property and roof it is

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, call 07833 053749 or email us with the address and the days you’d prefer.

For landlords and managing agents
