How a roof leak investigation works in Farringdon

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. We check parapets, valleys and flashings from every safe vantage point. The findings are recorded with photos. Typical surveys look at water marks that spread in wet weather and damp walls below an overflowing gutter, on slate and tile slopes, the roof space and rooflights and dormers.

Being in a small place like Farringdon makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

What we can’t see

A survey is a close look at the leaking roof, but it can’t do everything. The main limits are:

  • Faults hidden behind ceilings or boarding
  • The repair itself (the investigation finds and reports the cause)
  • Whether rotten timbers meet design loads

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. The full list of what we check.

What we check

  • Flat roof details
  • The roof space
  • Rooflights and dormers
  • Slate and tile slopes
  • Lead flashings
  • Chimney stacks
  • Valleys and parapet gutters

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Rural addresses near Farringdon can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Leave side gates unlocked
  • Leave a clear route to the loft

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Take dated photos of the leak
  • Record whether it leaks in every downpour or only some
  • Move stored items away from the hatch
  • Let us know what has already been tried

Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, so the repair is aimed at the cause.

Don’t block the vents at the eaves. Good airflow reduces condensation, and condensation is a common false alarm. Keep insulation clear of the eaves.

What we look for on each type of roof

Valleys

A valley leak can appear well away from the valley inside. We trace the route from the loft where there is safe access.

Slate and tile slopes

A gap in the coverings exposes the underlay. Older felt may hold for a while, but it tears with age.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Your questions about roof leak investigations in Farringdon

Does a conservation area affect roof work in Farringdon?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Farringdon in the area you cover?

Yes. We work right across London and South East England, and Farringdon is part of that. Just call 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

How long does a roof leak investigation take?

On site, it typically takes about one to two hours for most homes, though a hard-to-trace leak can take longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details as you book.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it is part of the Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

Why act early in Farringdon

Patching the spot above the stain often does not work. The real way in may be a metre or more away. We find the probable source before anyone starts work. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

What you get with us

Leaks and storm damage in Farringdon

About 3.7 miles north-west lies Bentworth Hall, a reminder of how long the area around Farringdon has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in.

If you live in an older home near Church of All Saints, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you let a flat or house near Alton station, a clear finding on where water gets in helps you brief a roofer straight away.
