Roof leak investigation in East Worldham: what you get

Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We check both the covering and the room underneath to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We’re often asked to look into damp ceilings under a flat roof and damp underlay across a wide area, on slate and tile slopes, flat roof details and valleys and parapet gutters.

Many homes in small places like East Worldham face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.

After the visit, you get a report with photos, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

Why act early in East Worldham

Wet insulation doesn’t insulate well. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. For an older or listed building in a place like East Worldham, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

How the survey works

The visit has one job: to see as much of the leaking roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit typically takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. Older roofs in small places like East Worldham can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s under the covering or behind the plaster
  • Carrying out the fix
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

  • Valleys and parapet gutters
  • Chimney stacks
  • The roof space
  • Flat roof details
  • Slate and tile slopes
  • Lead flashings

What we look for on each type of roof

Valleys

Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. When their outlets block, water rises over the lining and runs indoors.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

East Worldham questions

Is East Worldham within the area you cover?

Yes. East Worldham is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is East Worldham in the area you cover?

Yes, East Worldham is one of the places we work. The survey and report are the same in East Worldham as anywhere else.

How long does the visit take?

Allow roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. We’ll give you an idea of timing when you book.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Is there anything I need to do before the visit?

Make sure the loft can be reached. Have any photos of the leak ready, plus details of past repairs. Keep catching drips and keep water away from electrics.

Can every leak be traced?

We can’t promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.

Can thermal imaging help find my roof leak?

It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.

What a roof leak investigation looks like in East Worldham

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in.

If you live in an older home near Church of St Mary, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. Landlords with a home close to Alton station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you look after a building such as Eggar's School, on a building that size, finding the source of a drip means looking well beyond the stain.
