About our roof leak investigation in Hartley Mauditt

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. We survey the roof space, slate and tile slopes and flat roof details, and people most often book us about damp ceilings under a flat roof and water that shows only in certain storms.

Somewhere as small as Hartley Mauditt, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours for most homes, though a hard-to-trace leak can take longer. In a hamlet or village like Hartley Mauditt, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors
  • Let us know about any leaks, stains or damp patches you know of

Getting a price

Most bookings start with a short call: phone 07833 053749 or use the contact form and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

Advice

Common roof problems in Hartley Mauditt

Flat roofs fail with age and wear. Felt often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.

Look out for signs like these:

  • Damp on a chimney breast
  • Wet patches high on an inside wall
  • Leaks that appear only in driving rain
  • Water coming in around a roof light or dormer

If you own a rental within reach of Alton station, tracing a leak quickly matters when a tenant is living with it.

Choosing a roof surveyor

  • What they won’t be able to tell you
  • How long they’ve been surveying roofs
  • Will the report include photos?

What’s in a roof survey

Why act early in Hartley Mauditt

Patching the spot above the stain often does not work. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work. Older cottages and farmhouses around Hartley Mauditt can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Roof leak investigations around Hartley Mauditt

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you own one of the older houses in the streets near St Leonard's Church, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Keep a photo record of the damp patch
  • Note the weather when the leak shows
  • Clear the loft hatch so we can get in
  • Protect furniture and flooring under the leak

Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It’s a chance to ask about anything in the report.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

Questions from Hartley Mauditt

Is Hartley Mauditt in the area you cover?

Yes. We work right across London and South East England, and Hartley Mauditt is part of that. Just call 07833 053749 or send us an email and let us know about the property.

Will you come out to Hartley Mauditt?

Yes, Hartley Mauditt is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it’s useful, and it is included in our Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

What’s in the report?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

Can you find a leak when it isn’t raining?

Typically, yes. Moisture detection shows where materials are damp even on a dry day. For leaks that only happen in certain storms, we report the most likely routes.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Plumbing leaks that look like roof leaks
  • Leaks that only appear in weather we cannot recreate
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. The full list of what we check.
