Thermal roof surveys for homes and businesses in Farringdon

Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. It works best when the building is heated and it’s colder outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. If you’re worried about leaks that are hard to trace and wet insulation beneath the membrane, we can find out what’s behind it.

Older buildings in small places like Farringdon may be listed or in a conservation area. A look by drone or thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Drones, thermal imaging and Farringdon roofs

Historic houses like Bentworth Hall, about 3.7 miles north-west, show how far back building in the area around Farringdon goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

Checking the roof from the ground

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Why get it checked now?

For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. Older cottages and farmhouses around Farringdon can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your roof before booking.

Farringdon: your questions answered

How do I find out if my home in Farringdon is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Farringdon within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Does the report include photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Farringdon can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photographs and our recommendations.

How to prepare

  • Tell us about parking before the day
  • Buyers: confirm access with the estate agent or seller
  • Keep pets in another room

Advice

What we look for on each type of roof

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Shiny surfaces can reflect heat, so we take care reading the images.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.

When to book a survey in Farringdon

Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there is a clear difference between inside and outside.

Problems we come across frequently include:

  • Moisture around outlets and upstands
  • Areas of a flat roof that may hold water
  • Leaks that are hard to trace
  • Cold areas below the roof

For an older house near a landmark such as Church of All Saints, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.
