Roof leak investigation in Titchfield

Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that do not drain. Standing water puts extra pressure on every weak point. We check the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. Common reasons to book are ceiling stains that grow after rain and wet patches high on an inside wall, across the roof space, slate and tile slopes and rooflights and dormers.

Roofs in small places like Titchfield often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • Whether rotten timbers meet design loads
  • A promise to find every leak on a single visit
  • What’s under the covering or behind the plaster

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Slate and tile slopes
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Flat roof details

Wind, rain and roofs in Titchfield

The coast is about 2 miles or less from Titchfield, so there’s more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

If you let a flat or house near Fareham station, tracing a leak quickly matters when a tenant is living with it. If you run a business near Fareham Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Titchfield is about 2 miles west of Fareham, in Hampshire. If you are in Titchfield, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Across Hampshire, we cover Titchfield and the places around it. Our Portsmouth page covers surveys nearby.

Every address in PO14 and PO15 is within our area for roof leak investigations. Streets in the area include High Street, Sandy Lane and Garstons Close, all of which we cover. Nearby, we also carry out roof leak investigations in Catisfield (1 mile east), Little Posbrook (1 mile south), Titchfield Park (1 mile north), Heathfield (1 mile east) and Titchfield Common (1 mile west). Further out, we also cover Winchester (15 miles north), Gosport (5 miles south-east), Havant (11 miles east), Eastleigh (10 miles north-west), Horndean (11 miles north-east) and Totton (13 miles north-west).

Your questions about roof leak investigations in Titchfield

Is the coastal weather around Titchfield hard on roofs?

Frequently, yes. Titchfield is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you come out to Titchfield?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Could my leak actually be condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern, take moisture readings and tell you which is more likely.

Does the investigation include the repair?

Our job here is to trace the leak and explain it, and the repair is separate. The report gives any roofer a clear brief.

How long does a roof leak investigation take?

On site, it normally takes an hour or two for a house, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Common roof problems in Titchfield

Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can send that water under the coverings. The stain may appear well away from the valley itself.

Problems we come across frequently include:

  • Brown rings on upstairs ceilings
  • Water dripping from rafters or underlay
  • Damp walls below an overflowing gutter
  • Water that shows only in certain storms

Anyone responsible for a site like Titchfield Primary School will know that a leak through a large roof is often found some distance from where the water shows inside.

Before booking anyone

  • What the report includes, and whether it has photos
  • Which viewpoints they use to see the roof
  • Whether the loft is part of the inspection
  • Whether you can ask questions once you have the report

What’s in a roof survey

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

How the survey changes by roof type

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. We check each one as far as we can safely see, and look for damp on the breast inside.

What happens on the day

Every roof is different, but as a rough guide the survey takes between one and two hours for most homes, though a hard-to-trace leak can take longer. You’re welcome to ask questions while we are there. Around Titchfield, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before the survey

  • Move anything stored under the loft hatch
  • Keep pets in another room
  • Leave side gates unlocked

Useful tips for Titchfield property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Make sure the loft is accessible
  • Tell us about any past repairs to the roof
  • Note the weather when the leak shows
  • Mention any plumbing above the damp area

The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, so the repair is aimed at the cause.

Keep gutters, valleys and outlets clear, especially in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
