Roof leak investigations for Fox homes and businesses

Roof leak investigation in Fox: what you get

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe viewpoint. The findings are recorded with photos. If you’ve noticed damp walls below an overflowing gutter and a leak that comes and goes with the weather, we can find out what’s behind it, whatever the roof.

Many homes in small places like Fox face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • The repair itself (the investigation finds and reports the cause)
  • Leaks that only appear in weather we cannot recreate

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. What our survey covers.

What we check

  • Lead flashings
  • Flat roof details
  • The roof space
  • Slate and tile slopes
  • Chimney stacks
  • Valleys and parapet gutters
  • Rooflights and dormers

The survey, step by step

We’ll ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes about one to two hours at a typical home, and about three to four hours for a commercial roof. Rural addresses near Fox can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before the survey

  • Show us where any leaks or stains appear
  • Have any paperwork from past roof work to hand
  • Make a note of anything you’d like us to look at

How to book

We confirm the price for your roof before you book, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or email us.

Roof leak investigations in Fox: local notes

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the roof type helps narrow down where water may be getting in.

If you live in an older home near Church of St Mary, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Take a building like Amport Church of England Primary School: a leak through a large roof is often found some distance from where the water shows inside.

Fox is about 5 miles west of Andover, in Hampshire. Anywhere in Fox, we can come and survey your property, on a weekday, Saturday or Sunday. Fox is one of the towns and villages in Hampshire we cover. You can also see our page for Southampton.

Common questions in Fox

Is my home in Fox listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you come out to Fox?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

What does the report include?

You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.

What’s the best way to book?

It’s easiest to call 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we’ll take it from there. We survey on any day of the week.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Will you fix the leak as part of this?

This service finds and reports the cause, and the repair is separate. The report gives any roofer a clear brief.

When to book a survey in Fox

Flat roofs fail with age and wear. A felt roof often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Leaks often start at the edges, upstands and outlets.

We are often asked to look at:

  • Damp on a chimney breast
  • Water through the ceiling under a flat roof
  • Damp underlay across a wide area
  • Wet patches on loft insulation

If you let a flat or house near Grateley station, a clear finding on where water gets in helps you brief a roofer right away.

Before you book any roof surveyor

  • Their report turnaround times
  • What the report includes, and whether it has photographs
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How long they’ve been surveying roofs

What a good roof survey covers

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Why get it checked now?

Wet insulation doesn’t insulate well. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Around Fox, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Why book us in Fox

  • Thermal imaging and drone inspection where they help
  • Over 20 years’ experience
  • Independent findings on the roof’s condition
  • Drone flown under a CAA Flyer ID and Operator ID

Practical tips

These tips come from what we see on roofs every week:

  • Let us know about any past repairs to the roof
  • Have an electrician check any wet fittings
  • Stay off ladders and the roof
  • Protect furniture and flooring under the leak

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.

After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.
