Roof leak investigations for homes and businesses in Deadwater

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. Common reasons to book are damp patches next to the stack and drips in the loft during heavy rain, on lead flashings, valleys and parapet gutters and chimney stacks.

Chimney stacks on older houses around places like Deadwater can let water in, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Defects hidden under coverings or inside walls without opening up
  • Water from pipes, tanks or heating systems
  • A structural engineer’s report

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

What we check

  • The roof space
  • Flat roof details
  • Valleys and parapet gutters
  • Rooflights and dormers
  • Lead flashings
  • Slate and tile slopes
  • Chimney stacks

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Booking your survey

Getting the details right at the start saves time. Please include:

  • Any deadline, like an exchange date
  • The reason for the survey, like buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block

Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.

Before and after the survey

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Write down the wind direction and rain when it leaks
  • Let us know about any past repairs to the roof
  • Have an electrician check any wet fittings
  • Make sure the loft is accessible

Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention, so you know what to deal with first.

Plan a roof survey every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Signs you need a roof leak investigation in Deadwater

A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can push water under the slates or tiles. Leaks from valleys often show up some distance away inside.

A survey can pick up problems like:

  • Staining where a gutter or parapet meets the wall
  • Leaks below a flat extension roof
  • Condensation that looks like a leak
  • Damp patches next to the stack

If you live in an older home near St Mark's Sacred Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Before booking anyone

  • What the survey won’t cover
  • How much experience they have with roofs like yours
  • What the report includes, and whether it has photos
  • Whether the price includes VAT

What’s in a roof survey

Leaks and storm damage in Deadwater

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in.

Take a building like Mill Chase Academy: a leak through a large roof is often found some distance from where the water shows inside. If you own a rental within reach of Liphook station, tracing a leak quickly matters when a tenant is living with it.

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for most homes, though a hard-to-trace leak can take longer. With a bit of garden around a house, as there frequently is around Deadwater, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • If you’re buying, let the agent know when we are coming
  • Have keys ready for side gates, garages or roof access doors
  • Make a note of anything you’d like us to look at

Deadwater questions

How do I find out if my home in Deadwater is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover Deadwater?

Yes, Deadwater is one of the places we work. The survey and report are the same in Deadwater as anywhere else.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

Why is not the leak directly above the stain?

Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.

How long will you be at the property?

On site, it normally takes about one to two hours, more where the leak is intermittent or the roof is large. Report times depend on the package.
