Roof leak investigation in Cufaude

Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Telling the two apart matters, since the cure for one won’t solve the other. We look at the pattern of damp, the weather and the ventilation before reaching a view. Typical surveys look at leaks that appear only in driving rain and water dripping from rafters or underlay, across the roof space, valleys and parapet gutters and flat roof details.

Roofs in small places like Cufaude frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common questions in Cufaude

Is my home in Cufaude listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is Cufaude within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Is there anything I need to do before the visit?

Make sure the loft can be reached. Gather any photos and notes about when it leaks, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

How do I book a survey in Cufaude?

Just phone 07833 053749 or use the contact form with the address. We will ask a few questions, confirm the price and agree a date.

What we do, step by step

The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes between one and two hours for a house, and about three to four hours for a commercial roof. In a hamlet or village like Cufaude, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Move anything stored under the loft hatch
  • Unlock side gates and any roof access doors
  • For flats, make sure roof access has been agreed

What we look for on each type of roof

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

Chimney stacks

Damp on a chimney breast inside often starts at the top of the stack. Unused flues with open pots can let rain straight in.

Checking the roof from ground level

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What affects the cost of roof leak investigations

Prices vary from roof to roof, for these reasons:

  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey
  • The type of building, from a house to a block or an office
  • Height and safe access

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

What we need to know

There’s no need for technical words. It’s enough to let us know:

  • Dates you’re working to, like exchange
  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside

Our phone lines are open seven days a week. To book or ask a question, call 07833 053749 or email us.

Roof leak investigations in Cufaude: local notes

About 0.9 miles west lies The Vyne, a reminder of how long the area around Cufaude has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

For landlords with property near Bramley (Hants) station, a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a building like Bramley Church of England Primary School, tracing a leak on a big roof starts with where the water appears and works back. If you look after a shop, office or commercial unit, for instance near The Malls, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Cufaude is about 4 miles north-east of Basingstoke, in Hampshire. Whether the building in Cufaude is a house, a flat or a commercial unit, the roof can be surveyed. Cufaude is one of the places in Hampshire we cover. For surveys nearby, see our Reading page.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report
  • Leaks from plumbing, tanks or pipework rather than the roof

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.

What we look at

  • Rooflights and dormers
  • The roof space
  • Valleys and parapet gutters
  • Lead flashings
  • Chimney stacks
  • Flat roof details
  • Slate and tile slopes

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
