Roof leak investigations for homes and businesses in Bramley Green

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from each safe vantage point. We’re frequently asked to look into water coming in around a roof light or dormer and damp underlay across a wide area, on slate and tile slopes, the roof space and valleys and parapet gutters.

In a village or hamlet like Bramley Green, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. We look at everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roof leak investigations in Bramley Green: local notes

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the roof type helps narrow down where water may be getting in. Historic houses such as The Vyne, about 2.1 miles south-west, show how far back building in the area around Bramley Green goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Sherfield School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. For landlords with property near Bramley (Hants) station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What we look for on each type of roof

Valleys

Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.

Flat roof upstands and outlets

Upstands seal the edge of a flat roof where it meets a wall. If it’s too low, cracked or poorly dressed, water gets behind it.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Faults hidden behind ceilings or boarding
  • Whether rotten timbers meet design loads
  • An intermittent leak that shows no trace on the day

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.

What this survey covers

  • Rooflights and dormers
  • Lead flashings
  • Chimney stacks
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Flat roof details
  • The roof space

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Record whether it leaks in every downpour or only some
  • Protect furniture and flooring under the leak
  • Let us know if there are tanks or pipes in the loft
  • Have an electrician check any wet fittings

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. It’s a chance to ask about anything in the report.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Roof area
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

What helps most when you contact us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors
  • The property’s address and postcode
  • Any photos you have, taken from the ground or a window

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or use the contact form with the details.

How the survey works

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Around Bramley Green, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors
  • Let us know about any leaks, stains or damp patches you know of

Bramley Green: your questions answered

Is my home in Bramley Green listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Bramley Green within the area you cover?

Yes, Bramley Green is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Will you fly a drone over my roof?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

Do you take photos of the roof?

Yes, plenty. Each finding is shown in a picture where possible.

How much does a roof leak investigation cost in Bramley Green?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Is thermal imaging part of a leak investigation?

It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
