Local roofs in Bramley Green

The Vyne, about 2.1 miles south-west, is one of the historic houses in the wider area around Bramley Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Anyone responsible for a site like Sherfield School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Gutter surveys for homes and businesses in Bramley Green

A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey parapet and box gutters, fascias and soffits and valley gutters, and people most frequently book us about gutters packed with leaves or moss and rotten fascias or stained soffits.

In a small place like Bramley Green, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

When you need someone else

It’s a careful look at the gutter, not the whole story. Its limits include:

  • Blockages deep inside downpipes
  • What’s behind fascias and inside walls
  • Hidden sections we cannot view safely

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

What we look at

  • Valley gutters
  • Parapet and box gutters
  • Downpipes
  • Eaves gutters
  • Outlets and hoppers
  • Fascias and soffits

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Rural addresses near Bramley Green can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Before the survey

Why act early in Bramley Green

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. For an older or listed building in a place like Bramley Green, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Bramley Green: your questions answered

Does a conservation area affect roof work in Bramley Green?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near Bramley (Hants) station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and some details.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or email us.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

Practical tips

Over many surveys, some simple habits stand out:

  • Check from the ground or a window, not a ladder
  • Look for downpipes coming loose
  • Check the loft with care after heavy rain
  • Check for spilling water in a downpour

If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow and spilled water harms brickwork and woodwork.

Common roof problems in Bramley Green

Hidden gutters are frequently lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead linings can also be stolen.

Signs worth acting on include:

  • Blocked outlets and hoppers
  • Sagging gutters and loose brackets
  • Soffits marked by water
  • Gutters packed with leaves or moss

Landlords with a home close to Bramley (Hants) station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Before booking anyone

  • Whether any drone flown is registered with the CAA
  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection
  • Their report turnaround times
