Roof leak investigations for Burridge homes and businesses

Different roofs, different checks

Slate and tile slopes

A gap in the coverings exposes the underlay. Older felt may hold for a while, but it tears with age.

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

Roof leak investigation in Burridge: what you get

The aim is to find where the water is getting in and explain it. You get a photo-illustrated written report showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, while the repair is a separate matter. We survey slate and tile slopes, the roof space and flat roof details, and the problems we’re asked to look at most are staining where a gutter or parapet meets the wall and water that shows only in certain storms.

For a small place like Burridge, the inspection is the same as anywhere: the journey and access are just planned beforehand. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Burridge can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets inside or away from the areas we’re looking at
  • If the roof is shared, arrange access with whoever manages the building

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.

How we price roof leak investigations

All our prices include VAT. What changes the price is:

  • Whether you choose the Basic, Standard or Premium Survey
  • Height and safe access
  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages

Roof leak investigation starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

What to let us know when you get in touch

Getting the details right at the start saves time. It helps to include:

  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or email us to find out.

Burridge questions

Is my home in Burridge listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Does being near the coast affect roofs in Burridge?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Is it a leak or condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Why isn’t the leak directly above the stain?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the entry point is frequently well away from the mark. We follow the route back instead of guessing.

Can you always find the source?

We cannot promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.

Leaks and storm damage in Burridge

The coast is about 4 miles or less from Burridge, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the roof type helps narrow down where water may be getting in.

Take a building like Whiteley Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Signs you need a roof leak investigation in Burridge

Blocked gutters can look like a roof leak. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.

People typically book a survey when they’ve noticed something like this:

  • Drips in the loft during heavy rain
  • Staining around the chimney inside
  • Water coming in around a roof light or dormer
  • Ceiling stains that grow after rain

Landlords with a home close to Swanwick station may find that tracing a leak quickly matters when a tenant is living with it.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • Is VAT included in the price?
  • Whether any drone flown is registered with the CAA
  • Is there a chance to talk the report through?

What a good roof survey covers

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • The repair itself (the investigation finds and reports the cause)
  • Leaks from plumbing, tanks or pipework rather than the roof

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. The full list of what we check.
