Chimney survey in Burridge: what you get

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. We survey chimney breasts, lead flashings and chimney pots and cowls, and common reasons people get in touch are bricks with flaking faces and gaps in the mortar around the pots.

In a village or hamlet like Burridge, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

What happens if roof problems are left?

If you are thinking of removing or reducing a stack, it helps to know its condition first. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. Around Burridge, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Burridge: your questions answered

Do roofs near the sea, like those around Burridge, take more of a battering?

It can do. Within about 4 miles of the sea, as Burridge is, metal fixings wear faster and gales find any loose ridge or slate.

How do I find out if my home in Burridge is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you inspect shared chimneys?

Yes. We inspect everything that’s safely in view and what you give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

How much does a chimney survey cost in Burridge?

Chimney survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Why is my chimney breast damp?

Normally it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.

Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.

Landlords, agents and building managers in Burridge and across Hampshire can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It usually takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Burridge, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Getting ready for the survey

  • Note where any stains or damp appear
  • Leave a clear route to the loft
  • Keep pets out of the way during the survey

Chimney surveys around Burridge

Burridge lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings like Whiteley Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Swanwick station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How we price chimney surveys

All our prices include VAT. The things that change the price are:

  • Extra roofs, like extensions, dormers or garages
  • The size of the roof
  • Which survey package you book
  • The type of building, from a house to a block or an office

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Chimney survey starts from £150, including VAT.

What to tell us when you contact us

What helps most when you contact us:

  • Any deadline, like an exchange date
  • The address and postcode of the property
  • Photos of the roof, taken safely from the ground or a window
  • What kind of property and roof it is

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Honest limits

It helps to know what a survey won’t do before you book:

  • Whether a stack needs rebuilding on structural grounds
  • Flue inspections or sweeping
  • Whether a gas appliance or its flue is safe

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.
