Roof Leak Investigation in Belbins
Know where you stand with the leaking roof before you spend money on it. Roof leak investigations in Belbins, with photographs and a clear written report.

- Wet patches high on an inside wall
Roof by roof
Chimney stacks
A stack has several possible ways in for rain. We check each one as far as we can safely see, and look for damp on the breast inside.
Lead flashings
Water from a failed flashing can travel down the wall or along a rafter. That is why we check the flashings near a stain, not just the one directly above.
Roof leak investigation in Belbins: what you get
A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot and so do photos. Even on a dry day, a leak typically leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. If you’ve noticed brown rings on upstairs ceilings and water through the ceiling under a flat roof, we can find out what’s behind it, on valleys and parapet gutters, slate and tile slopes and the roof space alike.
Somewhere as small as Belbins, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. We check whatever is safely visible and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How it works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about 1–2 hours, more where the leak is intermittent or the roof is large. Rural addresses near Belbins can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
Before the survey
- Make sure pets are kept safely away
- Gather any invoices or paperwork from past roof work
- Leave side gates unlocked

Questions from Belbins
Do you carry out roof surveys in Belbins?
Yes, Belbins is within the area we cover. We survey roofs across London and the South East. Just ring 07833 053749 or drop us an email and let us know about the property.
Do you cover smaller places like Belbins?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Is it a structural engineer’s report?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Can you trace a leak in dry weather?
In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.
Why doesn’t the damp patch line up with the hole?
Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it shows. Following that route is what our investigation does.
What affects the cost of roof leak investigations
Prices vary from roof to roof, for these reasons:
- If the survey needs thermal imaging or a drone
- The shape of the roof and its details
- The package you choose: Basic, Standard or Premium
- How tall the building is and how easy the roof is to see
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.
What we need to know
If you can, have these to hand when you get in touch:

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Defects hidden under coverings or inside walls without opening up
- Plumbing leaks that look like roof leaks
- Whether rotten timbers meet design loads
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. The full list of what we check.

Belbins roofs and the weather
Historic houses such as Mottisfont Abbey, about 2.7 miles north-west, show how far back building in the area around Belbins goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these roof types has its own typical places for water to get in.
If you own a rental within reach of Romsey station, a tenant living with a leak needs the cause found, not just the stain painted over. For an older house near a landmark such as Church of St Andrew, water on an older roof tends to find its way in at the lead, the valleys or the chimney. For site and facilities teams at buildings such as Cupernham Junior School, tracing a leak on a big roof starts with where the water appears and works back.
Belbins is about 1 mile north of Romsey, in Hampshire. We visit Belbins as part of our work across Hampshire, for houses, flats and commercial buildings. Across Hampshire, we cover Belbins and the places around it. Southampton is in our area too.

Why act early in Belbins
Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Finding the leak comes first. Outbuildings and barns around Belbins are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
