Questions from Belbins

Will you come out to Belbins?

We do. A small place gets exactly the same survey as a big one.

Is Belbins in the area you cover?

Yes. We cover the whole of London and South East England, and Belbins is part of that. You can call 07833 053749 or use the contact form with the address and some details, and we’ll talk through which survey suits.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you inspect the roof on a new-build home?

Yes. We inspect the roof as far as it can be seen safely and record any snags. It is worth booking before your builder’s defects period ends.

How much is new roof snagging?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your roof, call 07833 053749 or send us an email.

How much time does a snagging visit need?

For a house, expect about 1–2 hours on site, and longer for large or complex roofs.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

About our new roof snagging in Belbins

Roof work frequently leaves debris behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. It’s all recorded with photos. Debris left in gutters and valleys can block them, and cracked lower roofs can leak. Finding these early makes them easier to raise. Typical surveys look at gutters blocked by building debris and signs of condensation in the roof space, across ridges and verges, loft conversions and dormers and new-build homes.

Some older homes in villages like Belbins are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

If any part of the new roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Why get it checked now?

A minor snag left alone can turn into a leak. A slipped verge tile or a loose flashing may let water through during the first winter. Finding them early means they can be dealt with quickly. Around Belbins, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What affects the price in Belbins

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Roof area
  • Whether you choose the Basic, Standard or Premium Survey
  • Height and safe access
  • The type of building, from a house to a block or an office

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

When you call or email, these details help:

  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block

Flashings seal the roof to walls and chimneys. We look at how they’re dressed, fixed and pointed.

Valleys

We check valley linings for splits and poor laps where they can be seen.

What new roof snagging looks like in Belbins

Mottisfont Abbey, about 2.7 miles north-west, is one of the historic houses in the wider area around Belbins. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you let a flat or house near Romsey station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If your home is one of the older ones in the streets near Church of St Andrew, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Landlord and commercial surveys in Belbins

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Areas out of view from every safe viewpoint
  • Repair costs for putting snags right
  • What’s under the new coverings

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • New-build homes
  • Replacement roofs
  • Flashings and valleys
  • New flat roofs
  • Loft conversions and dormers
  • Ridges and verges

How it works

The visit has one job: to look at the new roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes about 1–2 hours for most homes, depending on how much new work there is to check. Around Belbins, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building
