How a gutter survey works in Belbins

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It’s an easy job to put off but it rarely improves. We’re often asked to look into leaves and moss blocking gutters and dripping or leaking gutter joints, across eaves gutters, downpipes and valley gutters.

Some older homes in villages like Belbins are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

What this survey cannot tell you

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • The inside of a downpipe along its whole length
  • Gutters out of sight from every safe vantage point
  • What’s behind fascias and inside walls

If in doubt, phone 07833 053749 or email us and we will point you to the right survey before booking. The full list of what we check.

What we check

  • Outlets and hoppers
  • Parapet and box gutters
  • Fascias and soffits
  • Valley gutters
  • Eaves gutters
  • Downpipes

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely. The survey normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Belbins, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Clear the way to the loft hatch
  • If you are buying, check with the agent that we can get in
  • Have any questions written down, so nothing gets missed

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Why act early in Belbins

A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In a small place like Belbins, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
