What we are asked to look at in Ampfield

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

A survey can pick up problems like:

  • Leaves and moss blocking gutters
  • Choked outlets or hopper heads
  • Water backing up from a hidden gutter
  • Dripping or leaking gutter joints

For landlords with property near Chandlers Ford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to expect from a roof survey

How a gutter survey works in Ampfield

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. The photographs show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. Typical surveys look at gutters that have fallen out of line and soffits marked by water, on valley gutters, parapet and box gutters and fascias and soffits.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Local roofs in Ampfield

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Anyone responsible for a site like Ampfield Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Mark: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Landlord and commercial surveys in Ampfield

Landlords and letting agents in Ampfield book surveys as well as homeowners. The report gives you a dated record of the gutter, with photos, useful for planning maintenance.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

What this survey cannot tell you

Before you book, it is worth knowing what a survey won’t do:

  • Underground drains, which need a CCTV drain survey
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Rot or damp concealed behind fascias or inside walls

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.

What this survey covers

  • Fascias and soffits
  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters
  • Valley gutters
  • Downpipes

Can I check my roof myself?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

What we do, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Around Ampfield, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

How to prepare

  • Agree roof access with the managing agent if it is shared
  • Find any records of previous roof work
  • Clear the way to the loft hatch

Common questions in Ampfield

Does a conservation area affect roof work in Ampfield?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Chandlers Ford station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll explain what’s needed.

Can the survey be at a weekend?

Yes. Surveys are carried out on weekdays and at weekends. To find a day that suits, phone 07833 053749 or use the contact form.

Useful tips for Ampfield property owners

You do not need to be a roofer to help. Here’s what helps most:

  • Have gutters cleared at least once a year
  • Check the loft with care after heavy rain
  • Ask for valleys and parapet gutters to be cleared too
  • Check for spilling water in a downpour

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
