Gutter surveys in Broadgate

Gutter survey in Broadgate

We carry out gutter surveys in Broadgate as part of our cover across London and South East England. On the day, we inspect whatever is safely visible from the ground, windows, the loft space and the roof where it’s safe. A visit normally takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Afterwards, you get a written report with photos and recommendations. If you’ve noticed sagging gutters and loose brackets and overflowing eaves gutters, we can find out what’s behind it.

Somewhere as small as Broadgate, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. Most surveys take roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Broadgate often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photographs and recommendations.

Broadgate homes and their roofs

Historic houses such as South Stoneham House, about 4.9 miles south, show how far back building in the area around Broadgate goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like Ampfield Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark like Church of St Mark, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Chandlers Ford station, a dated record of the roof is useful when planning maintenance across a let.

How the survey changes by roof type

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check the joints, brackets and falls.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Lead is also a target for theft.

Leave it or get it looked at?

It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices quoted always include VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Your questions about gutter surveys in Broadgate

Do you survey roofs for landlords with property near Chandlers Ford station?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and some details, including who will give access on the day.

Do you cover smaller places like Broadgate?

We do. Villages and rural addresses get the same survey as a town house.

Do you test soffits or gutters for asbestos?

No, that is a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

How do I book a survey in Broadgate?

It’s easiest to ring 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll recommend the right survey. Surveys run on weekdays, Saturdays and Sundays.

Do you take photos of the roof?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Leave gutter checks at height to someone equipped for it
  • Watch ceilings under valley gutters for fresh marks
  • Look for green streaks or damp patches on walls
  • Check that downpipes are firmly fixed to the wall

For let and shared buildings, the report can go on file to help plan maintenance. The photographs help when you explain the work to others.

Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.

What a gutter survey does not cover

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • The inside of a downpipe along its whole length
  • Damage hidden inside walls or behind boards
  • Parts of gutters that can’t be seen safely
