Need a thermal roof survey in Broadgate?

Why act early in Broadgate

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. In a place like Broadgate, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Size, height and access decide where your roof falls.

Thermal roof survey in Broadgate

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. To book, just phone 07833 053749 or email us with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. We survey insulated roof spaces, flat roofs and loft conversions, and the problems we’re asked to look at most are wet areas near outlets and upstands and patches of heat loss across the roof.

Older buildings in small places like Broadgate may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Broadgate, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from the ground, from windows and from the roof itself where it is safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Advice

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we look for on each type of roof

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. We confirm any patterns with moisture readings.

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

FAQs for Broadgate

Is Broadgate within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Are there drone restrictions around Broadgate?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around Southampton Airport comes within about 2 miles of Broadgate. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

What’s the best way to book?

It is easiest to ring 07833 053749 or use the contact form. Give us the address and some details about the roof. Surveys run on any day of the week.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Do you climb onto every roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Flying and imaging in Broadgate

With South Stoneham House about 4.9 miles south, Broadgate sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Broadgate is about 2 miles from the edge of the flight restriction zone around Southampton Airport. If your survey includes the drone, we check the exact boundary for the address before flying.

If you live in an older home near Church of St Mark, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For site and facilities teams at buildings such as Ampfield Church of England Primary School, thermal images can show where wet insulation sits under a big flat roof.
