What we look for on each type of roof

Ridges and hips

Wind lifts loose ridge and hip tiles. Finding them early keeps them from coming down.

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. You cannot see it from the street at all, but a drone shows it clearly.

How a drone roof survey works in Broadgate

They suit tall buildings, steep or large roofs and roofs that are hard to see from the ground. They’re useful where walking on the roof could damage it or is not safe, such as old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. Before the visit, we check the address for any airspace restrictions that apply. We’ll tell you if another approach would work better. We survey tall and steep roofs, large and complex roofs and chimney stacks, and the problems we are asked to look at most are lead work pulling away at abutments and blocked valleys and parapet gutters.

In a village or hamlet like Broadgate, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from ground level. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later, like when you want to compare after future work.

Why act early in Broadgate

With drone photos, everyone can see the same thing. They show the location and extent of each defect, which helps when you ask for quotes. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Your questions about drone roof surveys in Broadgate

Does a conservation area affect roof work in Broadgate?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Broadgate within the area you cover?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

What happens after the survey?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

Are there drone restrictions in central London?

Central London has restricted areas where NATS permission is needed. Where we cannot fly, we use other safe vantage points.

What’s the best way to book?

The quickest way is to ring 07833 053749 or drop us an email. Give us the address and a few details about the roof. We survey on weekdays, Saturdays and Sundays.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.

What affects the cost of drone roof surveys

All our prices include VAT. What changes the price is:

  • Basic, Standard or Premium
  • How many separate roofs there are, like extensions, dormers and garages
  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Helping us price your survey

When you call or email, these details help:

  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date
  • What kind of property and roof it is
  • Whether there is a loft hatch, a shared roof or tricky access

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or email us.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Broadgate can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by checking the airspace and any restrictions at your address.
  2. We arrange any permission that is needed before we fly.
  3. On the day, we check the weather and the site before flying.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. We email a written report with the photos and our recommendations.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Make a note of anything you’d like us to look at
  • Dig out any old roof reports or invoices

Arrange a survey

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Related advice

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Drones, thermal imaging and Broadgate roofs

Broadgate is about 2 miles from the edge of the flight restriction zone around Southampton Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

South Stoneham House lies about 4.9 miles south, so building around Broadgate goes back a long way. A drone or thermal survey does not involve any work on the roof, which suits older buildings. If you look after a building such as Ampfield Church of England Primary School, thermal images can show where wet insulation sits under a big flat roof. If you live in an older home near Church of St Mark, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.
