Pre-purchase roof survey in Broadgate, Hampshire
A roof survey before you buy a house or flat for Broadgate, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Old water stains in the loft space
- A ridge or slope that dips
- Blistered or split felt on a flat roof
Signs you need a pre-purchase roof survey in Broadgate
Viewings rarely include a proper look at the roof. You see the rooms, not the slates. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.
Most people get in touch when they’ve noticed something like this:
- Old water stains in the roof space
- Slipped or missing slates and tiles
- Gutters choked with leaves and moss
- Standing water on a flat extension roof
If you let a flat or house near Chandlers Ford station, a written report helps before buying a rental or paying for a new roof on one.
Before booking any roof surveyor
- Will they check the loft as well as the outside?
- Is VAT included in the price?
- How long the report takes to arrive
- What happens after the report arrives
Pre-purchase roof survey in Broadgate
A full home survey looks at the whole property, so the roof is one item among many. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. You can have both if you want the fullest picture. If you are worried about blocked or leaking gutters and gaps where slates or tiles have come loose, a survey will tell you what’s going on, whatever the roof.
For a small place like Broadgate, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Can I check my roof myself?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Different roofs, different checks
Lead flashings and valleys
Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. We check outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.

Broadgate questions
Is my home in Broadgate listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is drone flying allowed in Broadgate?
That depends on where the roof is and on the weather. The flight restriction zone around Southampton Airport comes within about 2 miles of Broadgate. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
When will the report arrive?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we’ll help you choose.
Does your survey replace a RICS home survey?
No. It is a dedicated roof survey, with a written report and photographs. It does not cover the rest of the property, which a RICS survey does.
How long does the survey visit take?
On site, it normally takes an hour or two at most homes; commercial roofs usually need 3–4 hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Do you work in Broadgate?
Yes. We cover Broadgate and the rest of Hampshire, as part of our work across London and the South East. To book, phone 07833 053749 or send us an email.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
What happens on the day
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Rural addresses near Broadgate can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- Dig out any old roof reports or invoices
- If you are buying, check with the agent that we can get in

Why get it checked now?
Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in. In a place like Broadgate, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

What this survey can’t tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- Whether the price should change, which is between you and the seller
- Anything beyond the roof, which a full home survey covers
- A structural engineer’s report
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.
