Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Confirming water without moisture readings

About our thermal roof survey in Braishfield

We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. Common reasons to book are wet areas near outlets and upstands and possible trapped moisture under a flat roof covering, across pitched roof slopes, flat roofs and insulated roof spaces.

In a village or hamlet like Braishfield, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are checked before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Checking the roof from ground level

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a small place like Braishfield, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

How to prepare

  • If you are buying, check with the agent that we can get in
  • For flats, check roof access has been agreed
  • Unlock side gates and any roof access doors

Advice

Drones, thermal imaging and Braishfield roofs

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you live in an older home near Church of All Saints, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps. Anyone responsible for a site like Braishfield Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

Signs you need a thermal roof survey in Braishfield

Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

Most people get in touch after spotting one of these:

  • Cold spots on ceilings under the roof
  • Water that travels before it shows
  • Water getting in at parapets and stacks
  • Moisture around outlets and upstands

Mottisfont Abbey, about 3.3 miles north-west, is one of the historic houses in the wider area around Braishfield. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera does not touch the roof itself.

  • How long they’ve been surveying roofs
  • Will the report include photos?
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

How the survey changes by roof type

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. We confirm any patterns with moisture readings.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Keep outlets and gutters clear to stop water sitting
  • Keep the report to compare against after any repair
  • Move stored items away from the loft hatch
  • Photograph damp patches with the date

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.

Braishfield questions

Does a conservation area affect roof work in Braishfield?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Braishfield?

We do. Villages and rural addresses get the same survey as a town house.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Can you use a thermal camera on a sloping roof?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there’s safe access.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
