How a roof leak investigation works in Brambridge

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, while the repair is a separate matter. If you are worried about leaks that appear only in driving rain and leaks below a flat extension roof, a survey will tell you what’s going on, whatever the roof.

Being in a small place like Brambridge makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Brambridge questions

Does a conservation area affect roof work in Brambridge?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you carry out roof surveys in Brambridge?

Yes, Brambridge is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or send us an email and let us know about the property.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it when booking and we’ll plan the survey around it.

Why does not the damp patch line up with the hole?

Because water travels. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

Roof leak investigations around Brambridge

South Stoneham House, about 4.5 miles south-west, is one of the historic houses in the wider area around Brambridge. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts.

The streets around a church like Church of the Holy Trinity are frequently among the oldest in a place, and if your home is one of the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Take a building like Colden Common Primary School: a leak through a large roof is frequently found some distance from where the water shows inside. Landlords with a home close to Shawford station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Surveys for landlords and agents in Brambridge

Freeholders and residents’ companies use a roof report to plan and budget.

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on any day of the week, which helps when tenants work during the week.

When you need someone else

A survey is a careful look at the leaking roof, but it cannot do everything. The main limits are:

  • A structural engineer’s report
  • The repair itself (the investigation finds and reports the cause)
  • Faults hidden behind ceilings or boarding

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

What we check

  • Lead flashings
  • Rooflights and dormers
  • Chimney stacks
  • Slate and tile slopes
  • The roof space
  • Flat roof details
  • Valleys and parapet gutters

What we do, step by step

Once we have finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. As for time on site, most surveys take about one to two hours, more where the leak is intermittent or the roof is large. Somewhere as small as Brambridge, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • If you’re buying, let the agent know when we are coming
  • Make sure we can get to the back of the property

Booking a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

Related advice

Leave it or get it looked at?

Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Stopping the water is the first step. In a small place like Brambridge, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices quoted always include VAT, and the report is not charged as an extra. Roof leak investigation starts from £150, including VAT. Size, height and access decide where your roof falls.

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Let us know if there are tanks or pipes in the loft
  • Catch drips in a bucket and protect the floor
  • Have an electrician check any wet fittings
  • Let us know about any past repairs to the roof

Keep the report after the work is done. If the leak returns, it is a useful record of what was found, which makes the next step quicker.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

What you can safely check yourself

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
