Roof leak investigation in Colden Common

We investigate roof leaks in Colden Common and across London and South East England. We visit on weekdays, Saturdays and Sundays. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then phone 07833 053749 or use the contact form. Common reasons to book are wet patches high on an inside wall and damp underlay across a wide area, across rooflights and dormers, valleys and parapet gutters and slate and tile slopes.

Houses in smaller places like Colden Common can stand more in the open, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that’s a useful clue. It is useful to know when and where the water appears. Gutters and downpipes on the exposed side are worth a look as well.

After the visit, you get a written report with photographs, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

FAQs for Colden Common

Do you carry out roof surveys in Colden Common?

Yes, Colden Common is one of the places we work. Every survey there gets the same written report with photographs.

Is my home in Colden Common listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Does the report include photographs?

Yes. We photograph the roof as we go, and they go into the written report.

How should I prepare for the leak investigation?

Keep a note of when it leaks, and take photos. Clear access to the loft. If water is near any fittings, have an electrician check them.

Will you fix the leak as part of this?

Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.

Is it a leak or condensation?

It’s a common question. A leak typically shows in one area and follows rain, while condensation is frequently spread out and worse in cold weather. The report explains which it looks like and what to do.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Different roofs, different checks

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. Even a single gap can let water in, particularly in driving rain.

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped.

Do you need a roof leak investigation in Colden Common?

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. On slate roofs, slipping is often caused by corroded nails.

People normally book a survey after spotting something like this:

  • Brown rings on upstairs ceilings
  • Damp ceilings under a flat roof
  • Damp patches next to the stack
  • Water dripping from rafters or underlay

If you own a rental within reach of Shawford station, a tenant living with a leak needs the cause found, not just the stain painted over.

Questions to ask before booking

  • Which viewpoints they use to see the roof
  • Their insurance cover
  • When you’ll get the report
  • Whether you get a written report with photos

What’s in a roof survey

Leaks and storm damage in Colden Common

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering and its details give the first clues when tracing where water is coming from. The wider area around Colden Common has a long history of building, with South Stoneham House about 4.8 miles south-west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if your home is one of the older ones nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you look after a building such as Colden Common Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Landlord and commercial surveys in Colden Common

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which helps when tenants work during the week.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

How we price roof leak investigations

A few things affect what a survey costs:

  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings
  • Building height and the viewpoints available

All our prices include VAT. Prices start from £150, including VAT. You will know the price for your survey before you book.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them
  • The kind of building and roof involved
  • How the loft is reached, if there is one

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or drop us an email.

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes about 1–2 hours for most houses, or half a day or so for a commercial building. Parking around Colden Common is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

How to prepare

  • Make a note of anything you’d like us to look at
  • Have any paperwork from past roof work to hand
  • Leave side gates unlocked

Getting a price
