Thermal roof survey in Brambridge

Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when booking, and the report explains how the conditions on the day affected the results. Typical surveys look at moisture around outlets and upstands and water that travels before it shows, on flat roofs, pitched roof slopes and loft conversions.

Some older homes in villages like Brambridge are listed or in a conservation area. A look from above or with a thermal imager does not touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What a survey costs

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Any need for thermal images or a drone flight
  • The size of the roof
  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What we need to know

You don’t need to know any roofing terms. Just let us know:

  • Dates you are working to, such as exchange
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode
  • Any marks or damp showing indoors

Our price is from £400, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

What we do, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a small place like Brambridge, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Have any paperwork from past roof work to hand
  • Mention any parking restrictions on your street
  • Make sure pets are kept safely away

Useful tips for Brambridge property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Keep dated photos of any marks on ceilings
  • Do not climb onto the roof to look for leaks yourself
  • Talk to us about the weather when booking
  • Move stored items away from the loft hatch

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.

Brambridge: your questions answered

Do you cover smaller places like Brambridge?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can you fly a drone over a roof in Brambridge?

Usually it comes down to two things: the airspace at the address and the weather. The flight restriction zone around Southampton Airport comes within about 1 mile of Brambridge. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Do you take photos of the roof?

Yes. The report includes photos of what we found, so you can see each point for yourself.

What will the report tell me?

A report with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Will thermal imaging find my leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

How long will you be at the property?

Time on site depends on the roof; most visits take between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. The report is sent afterwards by email.

What a thermal roof survey looks like in Brambridge

Historic houses such as South Stoneham House, about 4.5 miles south-west, show how far back building in the area around Brambridge goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Brambridge is about 1 mile from the edge of the flight restriction zone around Southampton Airport. If the drone is used for your survey, the exact boundary is checked for the address first.

Take an older house close to Church of the Holy Trinity: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Signs you need a thermal roof survey in Brambridge

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which suits a purchase that’s moving quickly.

Here are some of the things we see frequently:

  • Cold spots on ceilings under the roof
  • Stains that keep coming back
  • Leaks that are hard to trace
  • Water getting in at parapets and stacks

Anyone responsible for a site like Colden Common Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • Which viewpoints they use to see the roof
  • What they will not be able to tell you
  • Their insurance cover

What to expect from a roof survey

What happens if roof problems are left?

Before replacing a large flat roof, it helps to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you commit. Older cottages and farmhouses around Brambridge can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Every price we give includes VAT, and the written report is part of the package. Our price is from £400, including VAT. Size, height and access decide where your roof falls.
