Roof leak investigation in Hyde, Hampshire
Get a clear view of the leaking roof at a property in Hyde from an independent roof surveyor. We visit on weekdays and at weekends.
- Brown rings on upstairs ceilings
- Damp patches next to the stack
- Leaks that appear only in driving rain
Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Have an electrician check any wet fittings
- Check whether pipes or tanks run near the stain
- Make sure the loft is accessible
- Photograph the stain each time it appears
If the leak turns out to be condensation, the report says so, with recommendations on ventilation. That avoids roof work that wouldn’t help.
Don’t block the vents at the eaves. Good airflow reduces condensation, which is frequently mistaken for a leak. Keep insulation clear of the eaves.
Roof leak investigation in Hyde
Our job is to find the likely source and tell you. You get a photo-illustrated written report showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. It gives any roofer a clear brief. We find and report the source, and the repair itself is a separate job. If you’re worried about staining where a gutter or parapet meets the wall and damp underlay across a wide area, we can find out what’s behind it.
For a small place like Hyde, the inspection is the same as anywhere: the journey and access are just planned in advance. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Checking the roof from ground level
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
Your questions about roof leak investigations in Hyde
Is Hyde in the area you cover?
Yes, Hyde is one of the places we work. The survey and report are the same in Hyde as anywhere else, and visits run on weekdays and weekends.
Do you cover smaller places like Hyde?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.
What should I do before you arrive?
Note when the leak appears and what the weather was doing, and take photos. Clear access to the loft. If water is near any fittings, have an electrician check them.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Let us know about it when booking and we’ll explain what’s needed.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know as you book.
Do you look in the roof space?
Normally, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
Different roofs, different checks
Parapet and box gutters
Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.
Valleys
Stains from a valley leak often show some distance off. We trace the route from the loft where there is safe access.
How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours, more where the leak is intermittent or the roof is large. If you have questions on the day, just ask. Somewhere as small as Hyde, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You get in touch with details of the leak and any photos.
- Inside, we check the damp area and the loft space above it.
- Outside, we look at every likely route in.
- We use moisture detection, and thermal imaging where it is useful.
- We email a report with photographs, the likely entry point and recommendations.
Before the survey
- Let us know about parking near the property
- Point out any leaks or damp patches
- Gather any invoices or paperwork from past roof work

Roof leak investigations in Hyde: local notes
Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering and its details give the first clues when tracing where water is coming from. About 4.4 miles north lies Breamore House, a reminder of how long the area around Hyde has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church such as Church of the Holy Ascension are often among the oldest in a place, and if yours is one of the older homes nearby, lead flashings, valleys and old chimneys are typical places for water to get in. For site and facilities teams at buildings such as Hyde Church of England Primary School, a leak through a large roof is often found some distance from where the water shows inside.

What a roof leak investigation doesn’t cover
A survey is a close look at the leaking roof, but it can’t do everything. Its limits include:
- Plumbing leaks that look like roof leaks
- The repair itself (the investigation finds and reports the cause)
- Leaks that only appear in weather we cannot recreate
