Blissford questions

Is my home in Blissford listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Blissford?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Will you go up on the roof?

Only if it is safe. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

How long will you be at the property?

The visit usually takes an hour or two for most homes, though a hard-to-trace leak can take longer. We will confirm what to expect when we arrange the visit.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Let us know about it when you book and we will explain what’s needed.

How a roof leak investigation works in Blissford

Our roof leak investigations cover Blissford and the wider South East. We visit seven days a week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it’s leaking right now, contain the water and keep it clear of electrics, and then call 07833 053749 or use the contact form to arrange a visit. We survey valleys and parapet gutters, slate and tile slopes and chimney stacks, and common reasons people get in touch are damp patches next to the stack and drips in the loft during heavy rain.

Being in a small place like Blissford makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Why act early in Blissford

Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it is harder to clear. Stopping the water is the first step. For an older or listed building in a place like Blissford, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you want to find out.

Wind, rain and roofs in Blissford

Historic houses such as Breamore House, about 3.8 miles north, show how far back building in the area around Blissford goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the roof type helps narrow down where water may be getting in.

For an older house near a landmark such as Church of the Holy Ascension, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Do you need a roof leak investigation in Blissford?

A chimney stack has lots of places for rain to get in. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the roof space.

A survey makes sense if you’ve noticed:

  • Wet patches high on an inside wall
  • A leak that comes and goes with the weather
  • Damp on a chimney breast
  • Water dripping from rafters or underlay

Take a building like Hyde Church of England Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

What a roof survey includes

Honest limits

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Plumbing leaks that look like roof leaks
  • Leaks that only appear in weather we cannot recreate
  • A structural engineer’s report

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

What we look at

  • Rooflights and dormers
  • Flat roof details
  • Valleys and parapet gutters
  • Lead flashings
  • Slate and tile slopes
  • The roof space
  • Chimney stacks

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere as small as Blissford, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Have any questions written down, so nothing gets missed
  • Check we can get to the back of the property

Advice

How we price roof leak investigations

The price reflects the time and kit the roof needs. That comes down to:

  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you get in touch

If you can, have these to hand when you get in touch:

  • Where the property is, with the postcode
  • Access details, such as a loft hatch or a shared roof
  • The reason for the survey, like buying, a leak or storm damage
  • Dates you’re working to, like exchange

Every survey is priced before it is booked, so you know where you stand. Roof leak investigation starts from £150, including VAT. To book, ring 07833 053749 or drop us an email.
