Gundleton Roof Leak Investigation
Roof leak investigations across Gundleton, backed by more than 20 years’ experience. You get a clear report with photographs.
- Damp patches next to the stack
- Water coming in around a roof light or dormer
- Staining where a gutter or parapet meets the wall
Different roofs, different checks
Valleys
Stains from a valley leak often show some distance off. From inside the loft space, we follow the water’s route back.
Lead flashings
Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, and water runs down behind them.
How a roof leak investigation works in Gundleton
We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. We survey the roof space, lead flashings and rooflights and dormers, and the problems we are asked to look at most are water that shows only in certain storms and ceiling stains that grow after rain.
For a small place like Gundleton, the inspection is the same as anywhere: the journey and access are just planned beforehand. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

DIY checks: what’s safe
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Leaks that only appear in weather we cannot recreate
- A structural engineer’s report
- Putting the leak right
If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and doesn’t.

Roof leak investigations in Gundleton: local notes
With Hinton Ampner House about 4 miles south, Gundleton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these roof types has its own typical places for water to get in.
If you live in an older home near Church of All Saints, lead flashings, valleys and old chimneys are typical places for water to get in. Take a building like Perins School: on a building that size, finding the source of a drip means looking well beyond the stain.
Gundleton is about 7 miles south-west of Alton, in Hampshire. We cover Gundleton and the rest of Hampshire, as part of our work across London and South East England. Gundleton is one of the towns and villages in Hampshire we cover. There is also a page for Southampton.
Surveys in SO24 work the same way as everywhere else we cover. Whether your property is on Goscombs Lane and Bighton Lane or a nearby road, we can survey it. Nearby, we also carry out roof leak investigations in Bishop's Sutton (1 mile south-west), New Alresford (2 miles west), Bramdean (3 miles south), Hinton Ampner (4 miles south) and Cheriton (4 miles south-west). Tips that help
You do not need to be a roofer to help. Here’s what helps most:
- Note the weather when the leak shows
- Mention earlier attempts to fix the leak
- Do not climb onto the roof to look
- Photograph the stain each time it appears
Once the work is done, hold on to the report. If the leak returns, it’s a useful record of what was found, which makes the next step quicker.
Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

What happens on the day
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take about one to two hours for most houses, though large, tall or awkward roofs take more time. Somewhere like Gundleton needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Getting ready for the survey
- If you are buying, check with the agent that we can get in
- Make sure the loft hatch can be reached
- Show us where any leaks or stains appear
Booking a survey
If you have photos of the roof, send them over. Take them safely from ground level or a window. To send them or to book, phone 07833 053749 or email us.

Gundleton questions
Is Gundleton within the area you cover?
Yes, Gundleton is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do you cover Gundleton?
We do. The survey and report are the same in Gundleton as anywhere else, and visits run on weekdays and weekends.
How long will you be at the property?
On site, it usually takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Report times depend on the package.
Why does not the damp patch line up with the hole?
Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.
Does the investigation include the repair?
Our job here is to trace the leak and explain it, and the repair is separate. The report gives any roofer a clear brief.
Is it a leak or condensation?
Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.
What does a roof survey cost?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.
