Gundleton: your questions answered

Do you carry out roof surveys in Gundleton?

Yes, Gundleton is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How do I find out if my home in Gundleton is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How long will you be at the property?

It usually takes between one and two hours on an ordinary house, and more on a big or complicated roof. You’ll then get the report by email.

About our chimney survey in Gundleton

Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. We’re frequently asked to look into mortar washing out of the joints and a stack that appears to lean, across brick chimney stacks, lead flashings and chimney pots and cowls.

In a small place like Gundleton, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What a survey costs

Prices always include VAT. What changes the price is:

  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What to let us know when you get in touch

When you call or email, these details help:

  • The kind of building and roof involved
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode
  • Any marks or damp showing indoors

Getting a price is simple: just call 07833 053749 or send us an email, let us know about the property and we’ll point you to the right survey. We confirm the price before anything is booked.

How the survey works

The visit has one job: to see as much of the chimney stack as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit typically takes an hour or two at most homes, and more on a big or complicated roof. Older rural homes like those around Gundleton can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Keep pets out of the way during the survey

Advice

Landlords, agents and block managers in Gundleton

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Tips that help

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Ask about consent before removing a chimney on an older property
  • Keep track of stains on chimney breasts
  • Check unused flues are capped with ventilation
  • Book a sweep for flues that are in use

You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

Roof by roof

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

Gundleton homes and their roofs

The wider area around Gundleton has a long history of building, with Hinton Ampner House about 4 miles south. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings such as Perins School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like Church of All Saints, old fixings, lead flashings and tall chimneys are typical of older roofs.
