Chimney survey in Bramdean

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photos. We are often asked to look into frost-damaged brickwork on the stack and redundant stacks capped without ventilation, across lead flashings, shared and party-wall stacks and flaunching.

In a small place like Bramdean, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to.

Surveys for landlords and agents in Bramdean

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the visit with that in mind.

Any of our surveys can be booked by landlords, agents and building managers in Bramdean. For a price for a let property or a block, ring 07833 053749 or email us.

What this survey cannot tell you

It is a careful look at the chimney stack, not the whole story. Its limits include:

  • Whether a gas appliance or its flue is safe
  • A structural engineer’s assessment
  • Conditions inside walls

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What a survey covers and does not.

Roof types and parts we check

Prices for chimney surveys in Bramdean

Prices vary from roof to roof, for these reasons:

  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Getting in touch

Here’s what helps us most when you get in touch:

  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window

When you’re ready to go ahead, phone 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Roofs, chimneys and gutters in Bramdean

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 1.3 miles west lies Hinton Ampner House, a reminder of how long the area around Bramdean has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Questions from Bramdean

Is Bramdean within the area you cover?

Yes, Bramdean is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.

How do you inspect a chimney without scaffolding?

We use safe viewpoints rather than climbing onto the stack. Where applicable, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours at most homes, though large, tall or awkward roofs take more time. Cottages and farmhouses around Bramdean often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

When to book a survey in Bramdean

Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

Problems we come across often include:

  • Cracked or missing flaunching
  • A chimney out of line
  • Eroded joints in the brickwork
  • Bricks with flaking faces

Take an older house close to Church of St Simon and St Jude: its chimney, valleys and lead work are likely to be the parts that need attention first.
