Chimney survey in Cheriton: what you get

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. We check each possibility and record what we find. You then know where to start. We survey flaunching, chimney pots and cowls and shared and party-wall stacks, and common reasons people get in touch are unused flues sealed without airflow and a stack that appears to lean.

Somewhere as small as Cheriton, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What a chimney survey does not cover

A survey is a proper look at the chimney stack, but it can’t do everything. The main limits are:

  • Whether a stack needs rebuilding on structural grounds
  • Whether a gas appliance or its flue is safe
  • Conditions inside walls

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What this survey covers

  • Shared and party-wall stacks
  • Chimney breasts
  • Flaunching
  • Chimney pots and cowls
  • Brick chimney stacks
  • Lead flashings

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we’re asked to look at in Cheriton

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.

Signs worth acting on include:

  • A stack that appears to lean
  • Loose, cracked or missing pots
  • Disused chimneys trapping moisture
  • Damp patches on chimney breasts

Anyone responsible for a site like Cheriton Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions from Cheriton

Is my home in Cheriton listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Cheriton?

Yes, Cheriton is within the area we cover. We survey roofs across London and South East England. You can ring 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Do you need to go on the roof to check the chimney?

Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there is access. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.

Is a leaning chimney dangerous?

Don’t ignore it. Leaning frequently comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can confirm whether it’s stable.

Do you inspect shared chimneys?

Yes. We inspect what can be seen safely and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It usually takes about 1–2 hours for most homes, a little longer where there are several stacks. Somewhere as small as Cheriton, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Brick stacks

Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.

Rendered stacks

A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.

What affects the price in Cheriton

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely
  • House, block, shop or office
  • How big the roof is

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for the job before booking.

Chimney surveys in Cheriton: local notes

Hinton Ampner House, about 0.8 miles south-east, is one of the historic houses in the wider area around Cheriton. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to Church of St Michael: old fixings, lead flashings and tall chimneys are typical of older roofs.
